I bought it 2 years ago for £16,000 more than the asking price for a specific purpose which no longer applies. I’m happy to share the reason with anyone considering the purchase. It’s quietly located at the end of a cul de sac in the corner of the Oakcliff site with elevated extensive views of the Exe Estuary from Exton to Exmouth and beyond down the coast. It’s 2 minutes walk from the nearest dining pub, 5 minutes walk from shops, takeaways and no11 bus terminus, 6 minutes walk from the train station and 7 minutes walk from the beach, fun park and the Warren National Nature Reserve. The hourly bus goes to Dawlish, Teignmouth, Shaldon and Torquay. The regular trains go to Dawlish, Teignmouth, Newton Abbot, Torquay and Paignton in one direction and Exeter, Topsham and Exmouth in the other direction.

Oakcliff has an outdoor pool and is part of the local family owned Lady’s Mile site and benefits from the extensive amenities at the Lady’s Mile site. These include indoor and outdoor heated pools, spa, large bar and restaurant and gym. A full program of entertainment is organised.

The Vermont Vue was new in 2014 and is 36ft x 12ft 6ins with two bedroom, one double and the other twin. The lounge sofa also converts to a double bed to sleep six people. There are built in gas oven, grill, hob and microwave. The included 42in LG smart tv was new two years ago. Central heating is also from piped gas provided by the site at reasonable cost. The lounge/dining/kitchen has a built in electric fire and 1.5 patio doors to the front deck. In addition to the shower room with sink and toilet the main bedroom has its own en-suite toilet and sink. There is a full deck area to front and side and a large lockable storage shed on the grass area at the side.

The pitch fee is paid and included in the sale for 2026. It was £5,500 in 2024, £5,647 in 2025 and £5,934.32 in 2026, payable half in January and half in May. It includes grounds maintenance, sewerage, waste management and the site facilities referred to above.
