FEES
As part of our application process for a property to rent, there are no more fees due for the agency's services subject to the Tenant Fees Act 2019 from 1st June 2019. Referencing, Tenancy Agreement administration and and inventory check in will all be inclusive of the service offered. However, the Reservation, Rent and Deposit is due before the tenancy starts. Other charges do apply depending on circumstances for the following situations
Any discrepancy which is valid during the inventory checkout.
Upon exiting the property, any damaged, broken, lost or missing items will be chargeable at cost of replacement, repair or the cost to re-instate. This would usually be deducted from the deposit; otherwise if the tenant decides to pay for this separately, this is also an option.
Lost keys, access device or fobs
Any keys, entry fobs or locking devices which are not returned upon exit, or lost, damaged or otherwise which will cause to replace such item; shall incur the replacement cost.
Late rent payments (over 14 days)
This is to be charged at 3% above Bank of England interest rate on the total amount outstanding after a 14 day period until the amount is paid.
Change of tenancy
A change of tenancy during the tenancy period will incur a charge of £50 per number of times the tenancy is changed during the tenancy period.
Holding deposit
The holding deposit is 1 week worth of rent paid to reserve the property before due diligence is carried out during the reference stage. Once this amount is submitted and the customer changes their mind, does not proceed with the tenancy or application or withdraws after 15 days from submission; the entire amount is non refundable.
Falsifying informatio
Giving wrong or fabricated information that may affect the reference checks etc. will default the reservation fee which is 1 week rent
Early termination
If the agreement is terminated before the agreed date in accordance to the Tenancy Agreement, a penalty fee and balance of rent will be chargeable. The rent will be charged until a new tenant moves in within the original tenancy time frame; and also the commission amount charged to the landlord for the outstanding period on the contract would be payable.
Making Reservation
Once you have decided that you would like to apply for a particular property, the specific payments associated with that property should be submitted in order to reserve the property. This would be a total of 5 weeks deposit and minimum requirement is 1 month rent.
A deposit equivalent to five weeks rent is payable if total annual rent is below £50,000. (calculated by dividing the annual rent by 52 and multiplying by 5) will be required to be paid at the start of the tenancy in total. This is subject to referencing; a property may require a higher deposit if the annual rent is over £50,000. For further details you can ask your agent at the time of consultation how much the amount is that you would have to pay and when.
Once the reservation amount is paid (1 week rent), the agent will inform you when the balance is due; which is usually a few days before you move in and then exchange keys.
You should be aware that the need for a Guarantor may not become apparent until your referencing, (including for any joint tenants) has been completed, therefore guarantor referencing may be necessary as required.
