While our experience during the tenancy was generally adequate, the move-out and deposit return process was unacceptabl & difficult. The agency held onto our deposit for nearly 5 months, forcing us to go through the TDS (Tenancy Deposit Scheme) dispute process to get our funds back.
Advice for future tenants: Always take comprehensive photos on move-in and move-out days, and ensure your deposit is protected by an independent scheme like the TDS. Having our own photographic evidence was the only reason we successfully recovered our full deposit after such a lengthy delay.
During our tenancy, we paid rent early and maintained the property to a very high standard, which was noted during the agent's annual inspections. This was a significant improvement from the condition we received it in, as the initial check-in report highlighted numerous pre-existing issues, including limescale, stained kitchen internal cupboards, rusty washing machine, shockingly soiled toilet just to name a few. There was also silver fish pest issues in the bathroom & mould. We have picture evidence of all the faults- which we only noticed after we had moved in.
Despite this, upon checkout, the agency sided with the landlord's request to withhold 40% of our deposit based on inaccurate claims. For example, they claimed the property was handed back in a worse state than at start of tenancy, and even flagged a white curtain as dirty—which was a brand-new item we had purchased and installed ourselves.
Fortunately, the TDS dispute mechanism worked, and we received our full deposit back after 5 months. However, the process lacked transparency and fairness from the agency's side. Furthermore, we accidentally received an email from the agency intended for the previous tenants, offering a £50 voucher if they removed their 1-star google review, which raises questions about the authenticity of their high inflated ratings.
I would advise future tenants to be highly vigilant with documentation when moving in and out and to avoid this agent.
